Driven by the aspiration to develop an "integrated billion ringgit resort township" in Ipoh, Dato' Beh and the State Government entered into a joint-venture collaboration with Sunway Berhad to set up Sunway City ( Ipoh) Sdn Bhd (SCI).

The key features of SCI and its subsidiaries include the Banjaran Hotsprings Resort, Lost World of Tambun Theme Park, Giant Shopping Mall, Sunway College Ipoh, a Public Golf Driving Range with an 18-hole Putting course and Entertainment Zone.

SCI will continue to embark on longer term investment projects to make SCI a "vibrant and commercially viable township" in the Eastern Corridor of Ipoh.

Dato' Beh is the founder of the project and is still a substantial shareholder to-date .
